Real Estate Inspections
Wood Destroying Insect Reports
Buying or selling a home? Most lenders require a wood destroying insect report before closing. We’re one of the few pest control companies in Southern Michigan certified to perform WDIRs. Realtors and title companies call us regularly.
The inspection covers termites, carpenter ants, carpenter bees, and powder post beetles. We check the foundation, framing, crawl spaces, and any exposed wood. You get a written report that satisfies lender requirements. If we find evidence of activity, we’ll walk you through your treatment options on the spot.
Quick turnaround. Most inspections are scheduled within a few days and completed in a single visit. The report is ready within 24-48 hours.
Honest About Our Limits

We handle a lot. But not everything. Some pests require specialized equipment or licensing that goes beyond standard pest control. Instead of winging it, we send you to someone who does it right.
Three categories fall outside our scope. If you’re dealing with one of these, give us a call anyway. We keep a short list of specialists we trust and we’ll point you in the right direction. No charge for the referral.

Bat removal requires exclusion permits and specific timing windows. This is a wildlife management job, not pest control. We’ll connect you with a licensed wildlife operator.
Birds
Nesting birds are federally protected in most cases. Removal during nesting season is illegal without proper permits. We refer these out to avoid fines and protect the birds.
Honey Bees
We don’t kill honey bees. Period. Pollinator populations matter. A beekeeper can relocate the colony safely, and we know a couple good ones in the area.
